Recent government legislation has meant that all domestic buildings for sale or rent now require an energy assessment. This comes in the form of an Energy Performance Certificate. The EPC will grade the use of energy and its impact on the environment from A to G (A being the best and G being the worst). It will also contain information on how to improve this energy rating.

You could use a national panel of HIPs, but why would you when our local inspectors can offer everything you need with a personal and professional service.

A Home Condition Report or HCR contains easy to understand information about the physical condition of the property both inside and out. This information is displayed in a simple format with each part of the property given its own condition rating from 0 to 3 so you don't need to be a building surveyor to understand it. Although a relatively new product and an optional document of the Home Information Pack (HIP), the HCR offers all the benefits of the Home Buyers Report with the added benefit of including an Energy Performance Certificate to meet current government legislation.
The HCR would usually be commissioned by the seller or their agent and would be included in the Home Information Pack for distribution to prospective buyers.
The HCR inspection is non invasive, so we won't be pulling up your carpets or scraping paint off of the walls. The report is based solely on what the inspector can see or determine from documentation. It is a report on the pysical condition of the property which sellers, buyers and lenders will be able to rely on legally as an accurate report.

The report is in an easy to understand format with each part of the property given its own condition rating from 0 to 3 (0 being the best and 3 the worst) so you don't have to be a building surveyor to understand it.
The Home Condition Survey is a new product aimed at filling the gap between a mortgage valuation and a Home Buyers Report. It would normally be commissioned by the prospective buyer or mortgage lender for their eyes only and would not include an EPC.
